Construction Phase

We’ve made it, we are finally in construction. This is the moment we have waited for so long. Building a house is a true test of patience but not only that, we have had to deal with a pandemic, the current geopolitical tensions in Russia & Ukraine, trades shortages, material shortages and finally mother nature in the form of La Nina.

We were hoping to get the slab down in back in December of 2021 but that was a very slim chance due to a number of things that were still outstanding which took us into the industry shutdown. A bulk of the activities happened towards the end of January when our construction plans were submitted to the private certifier and we eventually received our validation letter which normally signals the start of the contstruction phase. The problem with this validation letter and summary is that there was an amount on the post contract variation schedule that we knew nothing about. This took another 10 days for Masterton to resolve and we handed the site over a day after signing the validation letter.

Since signing and removing our temporary fencing, our site was cut a week later however the rain that followed was a devastating one, this pushed back our slab pour and eventually pushed everything back including the frames delivery and stand up. So here we are at the end of March with only the slab and externa drainage completed, we have lower frames delivered yesterday but we have now been hit again with another two weeks of rain forecast. There truly is no worse time that I can think of starting a build. The next two weeks will need to be dry so that the lower frames can be stood up and the upper floor materials will then be delivered. This is the only update we have received from our Site Supervisor.
